Negotiating to Win the Home

 

Be prepared when you find the home you love and you’re ready to put an offer in with these few tips and things to think about.

 

Get Acquainted with your Realtor

When looking for a home, a close relationship with your agent is key. You’ll want to discuss all the things that are important to you in a home and what you’re looking for so your agent can keep an eye out. Agents sometimes know of properties coming to the market and there’s a possibility of getting your foot in the door before it hits the market. 

 

Be Prepared

It’s likely if you love the home, someone out there might love it just as much or more. Be prepared for competition. If it’s something you cannot stop thinking about, don’t sleep on it. If you sleep on it, you might not sleep in it. 

 

Know you Goals

It’s important to know upfront what’s most important to you and to share this with your Realtor. That way when it comes to negotiation all parties are knowledgeable about what your hope to achieve in terms of a home and terms. 

 

Start with a Strong Offer

Speak with your Realtor about the current market trends and conditions. If the home is new to the market, there might be more competition that one that’s been listed for a few months. While it’s enticing to get it for a lower price, a very low ball offer might scare off the seller and make them not willing to negotiate. Base your offer on comps and things that might need to be addressed by you as a buyer. 

 

Know you Walkaway

Be sure you speak with your agent about all the terms you’re comfortable with including price. You want to make sure you don’t ask at a price that is going to be higher than a monthly payment you feel comfortable with. 

 

Sweeten The Deal for the Seller

There could be terms that the seller is looking for in a deal that might help sweeten the offer. Ask your agent upfront to discuss with the listing agent what’s important to the sellers. Maybe a longer close is necessary and if agreed upon, could help your deal stand out more to sellers.
