The buying process can seem overwhelming for many. We have streamlined the process with local lenders, attorneys and inspectors to help assist in making it a smooth transaction from start to finish.
Home Buying Process
The home buying process doesn’t have to be difficult! Allow me to guide you through the process step-by-step with my no pressure approach. Each client’s needs are different and I cater to your priorities and needs while providing the most informative information along the way.
Buyer Consultation
This is the initial discussion where we identify many factors. This will help set the timeframe since some clients having plenty of time to look and choose while others are looking to purchase as soon as possible.
We’ll also identify your wants and needs such as location, price range and features. A key factor here is knowing your budget and if you’re not already pre-approved I can provide a list of local lenders.
Custom Tailored Listing Search
Upon identify all the key features you’re looking for, a custom search will be set up to automatically alert you of new listings as they come on the market. My advanced search allows you to look from a map perspective to location relative to the beach. The best part is you can ‘favorite’ the ones you like to keep them combined in a list to review at any time.

Let’s Start Looking
After narrowing down which ones you feel are perfect for you, we’ll start scheduling appointments to view in person. We’ll discuss after the showing what the likes and dislikes are for you for that home. This helps to narrow down potential future showings.
Making an Offer
You’ve found one you love! We’ll sit down together and review the comparables in the area to determine a fair market asking price. We’ll discuss the terms of the contract as we write up the offer. After presenting the seller may accept, reject or counter. Sometimes negotiations go back and forth before becoming ratified!
Under Contract
This time period typically ranges around 30-45 days. During this time, you’ll have a due diligence period to do any inspections and ask for any repairs or credits. If financing, your lender works closely with you to ensure the file is being processed in a timely manner for closing.
There are many moving parts while being under contract, but rest assured knowing I’m here to help facilitate the process.
Closing Day

The day has finally arrived! The day of closing or the night before a walkthrough can be done to ensure the seller has left the home in an acceptable condition. A few days prior you’ll receive a settlement statement from your attorney with the final amount to bring to closing. At the closing table your attorney will facilitate the signing and is there to explain all documents as you sign. Once the deed is recorded you are officially allowed to occupy your new home!
