Marry the House, Date the Rate

We talked about this expression in our quarterly business meeting this past week. While none of use have a crystal ball to know what's to come in the future, we all know for certain that you don't want to miss out on the house that might be "the one." We have seen many price reductions lately and homes are now staying on the market for a couple months. With the latest federal increase, we're seeing current mortgage rates at around 7%. Historically speaking, it’s still a low rate and if rates are to drop back down again you can refinance and drop your monthly mortgage payments. If a low rate is most important there's way to help buy down the rate and you can ask for seller concessions to help. Here's a photo of a shrimp boat that washed up on shore from it! Some things are for certain though that will never change about Myrtle Beach, the beach isn’t going anywhere, property taxes are low and we have fantastic weather. Horry County Residential:  

  • 746 closed sales with a median list price of $365,000
  • Median days on market is 81
  • The median selling price is $359,014 with homes selling at 98% of asking price

Horry Country Condos/Townhomes:  

  • 421 closed sales with a median list price of $235,000
  • Median days on market is 62
  • The median selling price was $225,000 with condos/townhouses selling at 96% of asking price
